Spring Roof Maintenance Checklist for Colorado Homeowners

March in Colorado means one thing for your roof: the calm before the storm. Literally. In about four weeks, hail season begins. Here is your checklist to make sure your roof is ready.

Colorado's freeze thaw cycles, heavy snowloads, and UV exposure put unique stress on roofing materials. Winter may be winding down, but it has been working on your roof for months. Spring maintenance is not optional. It is the difference between a roof that survives storm season and one that fails at the worst possible time.

Here are 10 things every Colorado homeowner should check or do before April.

1. Clean Your Gutters and Downspouts

Winter debris, pine needles, and ice dam residue clog gutters across Colorado every year. Clogged gutters cause water to back up under the shingles at the eaves, leading to rot, mold, and leaks that look like roof damage but are actually drainage problems.

Clear all gutters and downspouts. Flush them with a hose to make sure water flows freely. Check that downspouts direct water at least 4 to 6 feet away from your foundation.

2. Inspect Your Shingles from the Ground

Walk around your house and look at your roof from every angle. Use binoculars if needed. Look for curling, buckling, or missing shingles. Missing granules show up as dark patches where the fiberglass mat is exposed. Cracked or broken shingles need immediate attention before storm season.

3. Check Your Flashing

5. Trim Overhanging Branches

Trees that overhang your roof are a liability during storm season. Wind driven branches scratch and gouge shingles. Falling limbs during storms can puncture your roof entirely. And trees that touch the roof create pathways for moisture, insects, and animals.

Trim branches back at least 6 feet from the roof surface. If you have large trees close to your house, consider hiring an arborist for a professional assessment.

6. Inspect Your Attic Ventilation

Proper attic ventilation is critical in Colorado. In summer, a poorly ventilated attic can reach 150 degrees, baking shingles from below and dramatically reducing their lifespan. In winter, trapped warm air causes ice dams.

Check that your soffit vents are clear and not blocked by insulation. Make sure your ridge vent or roof vents are unobstructed. If your attic feels significantly hotter than the outside temperature on a warm day, your ventilation needs attention.

7. Check Caulk and Sealant Around Penetrations

Every pipe boot, vent, and roof penetration has sealant around it. Over time, UV exposure and temperature cycling cause these sealants to crack and shrink. A cracked sealant around a plumbing vent is one of the most common (and most preventable) sources of roof leaks.

8. Evaluate Your Roof Age

If your roof is approaching or past its expected lifespan (20 to 25 years for standard asphalt shingles, 30 to 50 years for premium products), spring is the time to plan a replacement. Do not wait until a storm forces the issue roof replacement services.
